Utah Real Estate Purchase Contract (REPC)
The standard purchase contract used in virtually all Utah real estate transactions. This is what you'll use to document the terms of your sale — price, deadlines, earnest money, inclusions, and more. Lenders and title companies are familiar with this form.

REPC Addendum
A blank addendum for adding terms, conditions, or agreements that don't fit within the standard REPC. Both parties sign it and it becomes part of the contract.
⚠️ Addenda should be specific and clearly worded. Vague language causes disputes.
Seller Property Condition Disclosure
Utah law requires sellers to disclose known material defects and conditions affecting the property. This form walks you through the required disclosures covering structure, systems, environmental issues, legal matters, and neighborhood conditions.
⚠️ When in doubt, disclose. Non-disclosure of known defects can create legal liability after closing.
